Why Resale 2-Bedders Are Becoming More Attractive to Singapore Buyers in 2026

Not long ago, two-bedroom units were often overlooked. In new launch projects, they were typically viewed as investment properties — appealing mainly to landlords seeking good rental yields, but less attractive when it came to exit liquidity and resale gains. The conventional wisdom was that most HDB upgraders, the likely buyers, preferred larger four- or five-bedroom options.

But over the last few years, there has been a notable turnaround in attitudes toward this unit segment — even in the resale market. Here's why resale two-bedders are gaining traction among Singapore buyers in 2026.

1. A Broader Pool of Willing Buyers

Affordability is the primary driver behind this shift. As new launch prices continue to climb, the gap between a two-bedroom and a three-bedroom unit has widened significantly. In April 2026, the average new launch two-bedroom unit was priced at around $1.78 million. Meanwhile, an increasing number of family-sized units — three-bedders and above — are now crossing the $2 million mark.

For many families, stretching their finances to afford a new three-bedroom unit is no longer feasible. Instead, they are turning to two-bedroom configurations as a practical compromise. This means the potential buyer pool for resale two-bedders is no longer limited to investors and young couples. Smaller families and HDB upgraders are now more willing to consider them.

It certainly helps that resale two-bedders are often significantly larger than their new launch counterparts. The average new-sale two-bedder measures around 679 square feet, while the average resale two-bedder is about 843 square feet — roughly 25 per cent more space for a lower price quantum. For owner-occupiers, who are not affected by Seller's Stamp Duty (SSD), this trade-off can easily outweigh concerns about the property's age.

2. Renewed Interest Beyond the Core Central Region (CCR)

Previously, the perception was that smaller units — including two-bedders — performed best in terms of capital appreciation if they were located in the city centre (CCR). Two-bedders outside the CCR were often met with scepticism. Early Executive Condominiums (ECs), for example, rarely offered one- or two-bedroom units in their mix.

But the market has evolved. Several new condos launched in 2026 now feature two-bedroom layouts designed with owner-occupiers in mind — with study spaces, Jack-and-Jill bathrooms, proper bedroom sizes, and all the features essential for family living. As the trend continues, it could also benefit resale two-bedders outside the CCR.

When more buyers are willing to view a two-bedder as a long-term home, it creates broader demand across all regions. Ironically, new launches are leading this change in attitude, and resale units are reaping the benefits.

3. Not All Resale Two-Bedders Will Benefit Equally

While the outlook is positive, not every resale two-bedder will enjoy the same uplift. Here are some factors to consider:

  • Older projects (pre-1980s): Some older developments have two-bedders exceeding 1,000 square feet. At that size, the price quantum may no longer be competitive, making them less appealing to budget-conscious buyers.

  • Layout preferences: Families increasingly prefer two-bed, two-bath configurations. Units with only one bathroom may struggle to attract this growing segment of buyers.

  • Unit mix: Projects with a unit mix that is overwhelmingly skewed toward one- and two-bedders — making them feel like tenant-oriented developments — tend to be less welcoming to owner-occupiers.

  • Surrounding environment and pricing: If an older two-bedder is priced too close to a new project in the vicinity, buyers may opt for the newer option instead

Frequently Asked Questions

Why are resale two-bedroom units becoming more relevant in Singapore's property market? They are becoming more relevant due to their affordability, larger average sizes compared to new launches, and a growing willingness among families and HDB upgraders to consider them as long-term homes.

Are resale two-bedroom units considered a good investment in Singapore? While they are gaining relevance and attracting more buyer interest, whether they are a good investment depends on factors such as location, layout, quantum, and surrounding amenities. Buyers should assess each property on its own merits.

Final Thoughts

The shifting perception of two-bedroom units reflects broader changes in Singapore's property market — rising prices, shrinking household sizes, and evolving buyer preferences. For buyers who are willing to look beyond new launches, resale two-bedders offer a compelling combination of affordability, space, and location. As with any property purchase, thorough research and careful consideration of your personal needs and financial situation are essential.
